The brief

The marketing agent for a new estate of four- and five-bedroom detached homes needed a full pre-sales set: an aerial of the whole development, a bird's-eye 3D site plan showing all eighteen lots, and interiors of the two lead house types — kitchen and family areas, living rooms, primary bedrooms and a home office. The style brief was contemporary, warm and natural, aspirational but realistic.

Our approach

The aerial and site plan were built from the approved site layout. Interiors were modelled from the floor plans and matched to photographs and a walk-round video of the actual show units so unit and oven positions were correct. Kitchen cabinet colours and two of the kitchen views were re-rendered after the client's review.

The result

Ten images delivered against a hard marketing deadline, with the four included revision rounds used in full and the final kitchen views re-issued after sign-off of the scheme colours.

What this set has to do

A new housing estate needs three levels of image. The aerial shows the development as a place, the 3D site plan lets a buyer find one lot among eighteen, and the interiors show what life inside the two lead house types looks like.

The marketing agent who commissioned this set asked for all three, with interiors of the kitchen and family areas, living rooms, primary bedrooms and a home office, in a contemporary, warm and natural style that was aspirational but realistic. The images were destined for a sales brochure and online listings, so each had to work at brochure resolution and as a thumbnail.

Materials, light and camera

The aerial looks down onto a curving estate road, with detached homes in terracotta-tiled and grey-slate-roofed versions among mature trees and white post-and-rail fencing. The site plan uses the same model from a lower oblique angle, trimmed against a pale ground so the lot layout stays clear.

Interiors are pale and natural: light oak flooring, white walls, linen curtains, rattan pendants and botanical prints in the living rooms; a sage-green shaker kitchen with a pale stone island and black stools; and attic bedrooms with vaulted ceilings, dormer windows and timber furniture. Light is soft and daylit, with gentle patches of sun.

How a set like this is built

The aerial and site plan were built from the approved site layout. Interiors were modelled from the floor plans and matched to photographs and a walk-round video of the actual show units, so the positions of key items were right. After the client's review, the kitchen cabinet colours and two of the kitchen views were re-rendered, and the four included revision rounds were used in full.

To start a similar set, send the site layout, house-type plans and elevations, a material and colour schedule, and photographs or video of any built show unit. Agree lot numbering early so the site plan labels do not change after the draft. Late scheme-colour changes are the usual cause of rework, so confirm them before interiors begin.

Where the images go

A pre-sales set is spread across many surfaces. The aerial often leads a brochure spread and a portal hero image, the 3D site plan sits on a sales-centre wall and in the online lot selector, and the interior renders fill brochure pages, listing galleries and email campaigns. Plan resolutions for each use.

House-and-land packages usually need front views of each house type too, and display-home renders can bridge the gap before a show unit is built. Our guide for property developers explains how to stage the image order against a launch. Interiors start from A$345, aerials from A$795, and a first draft takes 5 to 7 business days. 3D exterior renders and what 3D rendering is are also worth a look.
