The brief

The architect supplied the camera angle for the first view and left the other four to our judgement. The scheme needed to be shown from the waterside, at the glazed common-room entrance, and along the street elevations with pedestrians and cyclists for scale.

Our approach

All five views share one lighting set-up so they read as a set. Two views were re-rendered after a facade revision, using the architect's bay study and a slight camera rotation to catch the end of the building.

The result

Five high-resolution exterior renders delivered to a shared folder and used in the investor memorandum and consultation boards.

What this render has to do

A purpose-built student scheme has to satisfy two quite different audiences with the same pictures. Investors want a robust, well-located, well-designed asset, while a community reading consultation boards wants a building that sits comfortably beside its neighbours. These five exterior views serve both: a view across the water, the glazed common-room entrance, a street-level view of the brick block, a corner with pedestrians, and a long elevation of the sawtooth roofs. People and bicycles at the right scale show the scheme as a place that is used, which matters in consultation as much as it does for investors. Together the five images tell one consistent story about the scheme.

Materials, light and camera

The scheme is dark red-brown, with ribbed brick panels, tall brick piers that rise past the balconies, and a row of pitched roofs clad in pale, vertically ribbed grey. At the common-room end a long copper-toned, timber-framed glass wall sits above a ground floor on V-shaped columns, so the entrance reads as open and welcoming. A promenade, benches, grass verges, young trees and the water in the foreground complete the setting, and a roof terrace with a glass balustrade appears at one end. The light is clear and warm throughout, from a low sun, which flatters brick and lets the shadows of the piers fall across the facades.

How a set like this is built

All five views share one lighting set-up, so they read as a set rather than five separate pictures. The architect supplied the camera angle for the first view and left the other four to our judgement, so we chose them to show the scheme from the water, at the entrance and along the street elevations. When the facade was revised, two views were re-rendered using the architect's bay study and a slight camera rotation to catch the end of the building. Keeping the model organised by bay and facade makes that sort of revision quick, because only the changed elements need to be swapped.

Where the images go

Investor memoranda need images that photograph well on a page and survive being printed small, so composition matters more than detail. Consultation boards need legibility from a metre away, so a clear sky, a defined silhouette and obvious pedestrian routes help. The same views feed websites, planning submissions and later pre-leasing campaigns. Where a scheme has several buildings, commercial visualisation and a 3D architectural animation flythrough follow naturally from one model, and architectural visualisation at this scale is easiest when the 3D exterior renders are planned as a set. Our guide for property developers sets out how images are used at each funding stage. Exteriors start from A$445 and aerials from A$795.
