The brief
The developer needed the shared amenity spaces of an apartment community shown before construction: a clubroom demonstration kitchen, a rooftop clubroom opening onto a terrace, and a games room.
Our approach
The scenes were built from the studio's furniture plan, reflected ceiling plan, finish plan and interior elevations, with camera angles agreed on marked-up floor plans. After extended feedback on realism the scenes were rebuilt in 3ds Max and re-lit.
The result
Four amenity interiors delivered and approved for the marketing and funding package.
What these renders have to do
In a build-to-rent scheme the shared floor is part of what residents rent. A clubroom, a rooftop lounge and a games room must persuade a prospective tenant that the building has a social life, and they must persuade a funder that those spaces are specified rooms rather than a line in a brochure.
That dual audience is why this set was built with care. The developer needed amenity views that could sit in a marketing deck and a funding package without being redrawn for either. Each image shows one room doing its job, with the furniture, finishes and sightlines an operator would install, and nothing the drawings do not support.
Materials, light and camera
The demonstration kitchen is the most graphic of the three. A breakfast bar faced in black-and-cream wave-pattern tile carries a dark stone-look top, orange bar stools line up along it, and three red conical pendants hang below a charcoal ceiling, against pale timber cabinetry and a boarded timber floor. Black-framed corner glazing looks out to trees and neighbouring apartment blocks.
The rooftop clubroom swaps to low, warm sun: a scalloped terracotta sofa, a round card table, fluted glass screening and floor-to-ceiling curtains, with a hazy outlook beyond the terrace balustrade. The games room runs a chequerboard floor, a pool table, arcade cabinets and a neon sign under a patterned ceiling. All three are shot near standing eye height so the rooms read at human scale.
How a set like this is built
Amenity interiors depend on the designer's documents more than a typical apartment does. For this set we worked from the furniture plan, the reflected ceiling plan, the finish plan and the interior elevations, and we agreed each camera position on marked-up floor plans before modelling the final scene.
When feedback on realism came back strongly, the scenes were rebuilt in 3ds Max and lit again rather than patched, which is the right response when the problem is the light and not a single object. To start your own set, send those four drawing types, any supplier cut sheets for feature items and a short note of which rooms matter most. You review a first draft, then up to four revision rounds are available.
Working with us on a similar project
Send the plans and a list of spaces and we will give you a fixed quote within one business day. Interior renders start from A$345 per image, and a first draft usually arrives in 5 to 7 business days. Payment is 50% to start and 50% when you approve the draft.
Our 3D rendering cost guide explains what moves a price, and the briefing guide sets out what to include in the first email. If the scheme is heading for pre-leasing, tell us the launch date early so the amenity views are delivered first. Developers preparing for a funding round may also find our guide for property developers useful, and furnished 3D floor plans can sit beside these images to show how the shared spaces connect.
Questions
Interior: questions clients ask
Yes, provided there is a furniture layout and a clear direction on finishes. We can work from a mood board and flag anything undecided, but changing materials after the draft is approved uses revision rounds, so settling the finish plan first usually saves a round.
One view per distinct room is the minimum. A demonstration kitchen or games room often earns a second angle, because a single frame rarely shows both the social zone and the service zone. Interiors start from A$345 each, so cost scales with the number of angles.
Generally yes. We deliver high-resolution files that suit print and screen, so one render can serve both. Tell us early if a lender or board wants a particular format, and keep the styling neutral enough that the images stay accurate if the fit-out changes.
