The brief
A flexible-office operator needed a floor plan of one level to sit alongside the interior renders already produced for the building, showing the private offices, the communal meeting room and the breakout seating in a single view.
Our approach
The plan reused the flooring, furniture and planting from the interior renders so the two sets match, with breakout seating recoloured per zone. Revisions amended the meeting-room table, added a whiteboard and tilted the plan forward so more of the space is visible.
The result
Two finals at slightly different camera angles, delivered together so the client could choose.
What this render has to do
A flat plan tells a tenant how big a floor is. A cutaway tells them how it feels. This render slices an office level open from above so that private offices, a communal meeting room and breakout seating can all be read at once, with walls kept low enough to see inside every space.
It was made to sit alongside the interior renders already produced for the building. The plan and the interiors are meant to be read together: the plan shows where each room sits, and the interiors show what it looks like when you stand in it. That relationship is why the finishes needed to match.
Materials, light and camera
Pale walls and a herringbone timber floor give the plan a clean, calm base on a neutral grey ground. Within it, the breakout zones are picked out in colour: blue, salmon-pink and green seating, so each area reads at a glance. Rows of white desks with black task chairs fill the open workspace, plants soften the corners, and a stair and service core sit at the near end.
Two camera angles were delivered, and the second is a little lower and flatter than the first. Both look down the long axis of the floor, which is the direction in which the layout is easiest to understand. Soft, even lighting avoids dark corners, so that no room is lost in shadow.
How a set like this is built
The starting point is a general-arrangement drawing of the floor. Walls, doors and the stair core are modelled from it, and then the furniture, flooring and planting that were already made for the interior renders are brought in, which saves time and keeps both sets consistent. Breakout seating was recoloured by zone so the plan has its own visual logic.
Revisions on this plan were small and practical: the meeting-room table was amended, a whiteboard was added, and the plan was tilted forward so more of the space is visible. Two finals at slightly different angles were delivered together so the client could choose. The same process works for any single level.
Working with us on a similar project
Send the general-arrangement drawing for the level, the furniture layout and any existing renders you want matched. 3D floor plans start from A$445, we give a fixed quote within one business day, and the usual turnaround is five to seven business days.
Four revision rounds are included, and the fee is paid half at the start and half on draft approval. Operators use plans like this in pre-leasing, where prospects compare floors before a space is built out. Our furnished 3D floor plans page covers residential and commercial versions, the briefing guide lists what to send, and commercial visualisation shows how plans and interiors work together.
Questions
3D floor plans: questions clients ask
A cutaway plan shows a level from above with the walls cut low, so each room, piece of furniture and finish can be seen at once. It is easier for non-specialists to read than a flat plan and works well alongside interior renders.
Yes. If we have already modelled the furniture, flooring and planting for interior views, we bring them into the plan. That keeps both sets visually consistent and can shorten the schedule, because less new modelling is needed.
Yes. We can supply two or more angles of the same plan, as in this set, so you can choose the one that shows the most. Revisions can also tilt or rotate the view, and up to four rounds are included.
