The brief
A marketing agency needed 3D floor plans for a home builder's range — two- to four-bedroom homes across two and three storeys — dressed to match the display homes and dimensioned from the room schedules, for online listings and brochures.
Our approach
Each floor was modelled from the construction drawings and furnished from the show-home photography and mood boards. Three batches were produced over four months with amendment rounds on details as fine as a half-height shower screen.
The result
Twenty-two plans delivered across three orders and approved by the home builder's marketing team.
What this render has to do
A home builder's range is only as easy to browse as its weakest page. This set of twenty-two plans covers ten house types, from two- to four-bedroom homes across two and three storeys, so that every type reads the same way on a listing, in a brochure and beside the display-home photographs. A buyer scanning the range should compare layouts without learning a new visual language for each page.
That is why the plans are dressed to match the display homes and dimensioned from the room schedules. Furnished 3D floor plans show scale: a double bed in a bedroom tells a buyer more than a label ever could, and a car in the integral garage shows what fits.
Materials, light and camera
The camera is a raised, angled cutaway with white walls trimmed to show every room, set on a pale ground with a soft shadow. Floors carry a wood-effect finish on the ground floor and a carpet tone above, stairs show their treads, doors swing open and glass screens mark the showers. A detached house with an integral garage shows a car parked inside, and three-storey homes are shown one floor at a time.
Colour does quiet work. A teal sofa, green and blue bedspreads and a handful of accent pieces give each plan a character drawn from the display homes while keeping the palette calm. Lighting is flat and even, so no room is lost in shadow and the whole range sits together visually.
How a set like this is built
Each floor was modelled from the construction drawings, with room sizes taken from the schedules, then furnished from display-home photography and mood boards. Work arrived in three batches over four months, which let the builder's agency approve a pattern on the first batch and apply it to the rest. Amendment rounds covered details as fine as a half-height shower screen, because buyers notice when a plan disagrees with the house.
In total, twenty-two plans were delivered across three orders and approved by the builder's marketing team. Our turnaround guide explains how batches are scheduled, and the first batch sets the camera, light and furniture style for everything after.
Working with us on a similar project
Plans in a set like this usually appear in three places: portal listings, house-type pages and the printed brochure. They also support display-home renders and house-and-land packages, where a buyer needs to see the plan beside the interior and the facade. Agencies often ask for a file naming scheme that matches their listing system, and we are happy to follow one.
Our guide for property developers explains how plan sets fit into a wider launch. 3D floor plans start from A$445 per image, we return a fixed quote within one business day, and for a big range the 3D rendering cost guide shows how to plan a budget across all the types.
Questions
3D floor plans: questions clients ask
We fix the camera angle, lighting, wall height and furniture style on the first batch, then reuse them for every later plan. A buyer moving from one house type to another then compares layouts, not differences in how each image was made.
Yes. This range arrived in three orders over four months. Batches let you approve the style early, publish what is ready and add later house types as drawings are finalised. Each batch is quoted as a fixed price within one business day.
They help most, because we can match sofas, beds and colours to what buyers will see on site. Mood boards work too, and if neither exists we propose a palette for approval. Construction drawings and room schedules supply the dimensions.
